| Project Description: I am in the very beginning stages of developing a 3.5 parcel of land to sell as a single upscale/exclusive home site in Walnut Creek, CA. The actual building site is set back off the road by a few hundred feet (300+ I imagine) and up a substantial hill with medium density tree coverage. This parcel is completely undeveloped and does not even have a driveway leading from the road to the area anticipated to be the building site. There are water/sewer lines along the main road but nothing going to the homesite. There are also no power lines running to the actual homesite. What improvements should I have done to this undeveloped property in order to maximize its value as a homesite to the pool of prospective purchasers of such a property? I'm thinking at very least, I need to have an access driveway cut into and up the hill to the building site. Should I also have the water/sewer/electrical connections extended to the site at the same time the driveway is graded? Anything else? What would be a ballpark estimate of how much it would cost to cut in a 300ft driveway along this hillside and to extend the utility connections to the building site? The included photos are from the main road looking up the hill so you can have some idea of what I'm up against. The homesite is up the hill and to the far left behind the grove of trees.
