Project Description: This project is in Naples. The project is a small Guesthouse that is wood framed with a synthetic stucco (EIFS) exterior finish. There has been some water intrusion due to an incorrect wall flashing detail, waterproofing pans under precast stair landings that have failed and leaking at several storefront window frames and gaskets. Work will involve replacing wall studs, sheathing and EIFS exterior finish in a 100 square foot wall area. Work will require installing wallboard, trim and paint. Area will need to be treated for funghi. Defective wall flashing will need to be replaced. Work also includes preparation and repainting of the entire exterior of the Guesthouse to include caulking of existing storefront windows, Pella windows and doors. The Guesthouse is a two story structure of approximately 1600 sqaure feet. Work also includes removing and replacing storefront window gaskets and wet glazing these windows. Work also includes replacing the waterproofing pans at two landings of an exterior precast stone stairway. The stairs will need the old caulk removed and replaced with new caulk. Work also includes two exterior precast decks that need the existing cracked grout removed and replaced, any caulking removed and replaced and the decks sealed with a waterproofing sealer. These two decks are approximately 200 square feet.
