| Project Description: Existing house is brick on a slab. Room addition will be framed with siding ( cement board or something up graded from vinyl) on a slab. Presently there is a bow in the wall that will be replaced by a full 13' x 15' room addition (outside dimensions, 13' along existing home and 15' out). The opening to the room addition is already framed out so once the bow and roof over the bow have been removed and the new roof tied into the existing roof, the opening to the new room addition will be there. I would like 2" x 6" framing with a six foot sliding door on the 15' wall and about a 6' x 8' eyebrow window on the 13' wall. There will be no other windows. (Door and window pricing can be priced separately). The ceiling will be vaulted by probably using scissor trusses (maybe 18') to allow for heating and air conditioning ductwork. About a 2.5' overhang on the 15' sides and maybe a 1' over hang on the gable end. Shingles, soffit, facia and gutters to match existing. Addition to be totally completed on the outside. You do not have to quote insulation, drywall, flooring or trim on the inside at this point. The site is level by the house, but you may have to pull the grade away from the addition a bit. The house is 20 years old. The existing roof pitches are probably 4/12. |
