| Project Description: I live in a garage town home in Northern Virginia (Burke) the house was built around 1985. The floors kitchen and part of the living room that is directly above the garage sags due to a possible design flaw... Other homes in our neighborhood have this same problem. A neighbor had their fixed last year, and the contractor they used, noticed that the support beams were place 24 inches apart, but should have been 16 inches. In addition, they cut holes in the beam to feed plumbing through thus compromising the beams. I received one estimate from my neighbors contractor, and this is was they would do: Furnish and install new beam in garage/basement to raise floor joists and help level floor in kitchen and living room above Reinforce existing floor joists with ¾” plywood. That contractor is no longer in business, so I need to get another estimate. We would like to have this project done sometime this summer (2012). We want to remodel the kitchen next year, and add hardwood floors, so we need would like to level the floor as much as possible, and strengthen the support. If interested, please email me. |
